The single largest determinant of audio quality. Most home theatres skip this and regret it.
Resilient channel on walls and ceiling, double drywall layer with Green Glue between, solid-core door with full seals, dedicated HVAC zone with lined ducts and silencer. Adds $8,000–$25,000 to a build but transforms what the room can do at night.
First-reflection point absorbers on side walls and ceiling, bass traps in corners, diffusion on the rear wall. Treatment is typically built into the wall system during construction (acoustic fabric over framed cavities filled with rockwool) rather than added after with hung panels.
Infrastructure that has to be planned during construction, not after.
8 occupants in a sealed room generate significant heat. Dedicated supply and return with damper for personal control. Lined ductwork to reduce air noise. Often a dedicated mini-split for serious theatres.
Dedicated 20A circuit for AVR/processor, separate 20A circuit for amps and subwoofers, dedicated circuit for projector with isolated ground, surge protection on every circuit. Wire conduit from rack to projector location for future cable upgrades.
Hardwired Cat6a from rack to AVR, projector, and any streaming devices. WiFi works but introduces variable latency on premium audio formats.
Media room: 4–8 weeks. Premium dedicated theatre: 12–22 weeks including custom seating and equipment lead times.
Modest direct value but very effective at differentiating an Ottawa home in the $1.5M+ market. Typical return 40–60% of cost; theatres in lower price segments often return less.
85" – 98" TVs work for media rooms and produce a brighter image. Projectors win for screen sizes 100"+ and provide a more cinematic experience. The 2026 sweet spot for premium homes is a laser projector with 130" acoustically transparent screen.
Strongly recommended for any dedicated theatre. Without it you can't watch movies at reference levels at night without disturbing the household.
Allow 28" of width per seat plus 4 ft minimum walking space. Most Ottawa premium theatres include 6–8 seats arranged in two rows on a riser.
